He’s rich, arrogant, and my mortal enemy. My new downstairs neighbor. And I just crashed through my rotten floor and landed in his bed.
The bad news is, I’m wearing nothing but a few suds from my bubble bath. And he’s not wearing anything at all. That’s why I can see the perfect smattering of hair on his chest and the way his muscles shift when he turns to look at me in all my sudsy, startled glory.
And the worse news? The next day, when I walk into the most important meeting of my life, I discover that my new neighbor is in fact Sebastian Anderson, real estate development mogul and my own personal villain. Because he’s not simply trying to destroy every historic landmark in my beloved town.
He’s also trying to destroy my home —and the new hole in the rotten floor isn’t helping me fight my case. But worst of all? He’s got the mayor’s approval to do it.
If I’m going to keep my job—and save my town—I have no choice but to work with him. Even when he drives me crazy with his arrogant attitude. Even when he goes out of his way to push my buttons, including teasing me with the most perfect not-a-date of my life.
Even when I discover that he has his own reasons to want to change this town, and they’re not at all what I expected. But when the demolition crew shows up at my doorstep, I realize I haven’t just been working with my enemy…I’ve been falling for him. Then I discover the secret he’s been hiding from me all along.

I enjoyed the characters, humor, and premise of this book. I did find the meet-cute overdone and therefore had to work hard to suspend my disbelief in the first third of the book, which I would rate 3 stars. But once I'd gotten past that, I found the characters' backstories compelling (if a bit over-emphasized) and I enjoyed the way they went from enemies to allies and the creative solutions they found to the problem of saving a historic landmark. The steamy scenes were fun too - dare I say, satisfying?(!) All in all, a fun story and recommended read.
Oh, the banter and arguments between Sebastian and Charlie were spectacular! I laughed, cried, twisted my hands, and shook my head at Sebastian. Love truly does prevail. And the history of a place is its greatest asset.
This book was wonderful! So many emotions tugging my heart every which way until I was laughing, crying and holding my breast until the end! It was so real and made me so happy. Highly recommend!
This story starts off with a great meet cute. What could be better than falling into bed with a handsome stranger, via your bathroom floor. As the story continues you findout that Sabastian and Charlie are both tied to the past, but in very different ways. Charlie has great memories of the adoptive parents who raised and loved her. Sebastian has memories of a tragic home fire and a bitter old grandmother who turned her back on him and his parents. This had the potential to be a great read, but it is hard when both the mcs are not likeable. Sebastian was a good person at heart. He wanted to give back something to his parents. Charlie was selfish. She was so focused on getting what she wanted because of fond memories that she used her position at work to manipulate things in her favor. Sebastian grew as a character. He realized where he went wrong and tried to make amends. Charlie did not change. Everything was still all about what she wanted. The story was repetitive. Although the characters were all in their mid thirties to early forty, it was hard to believe based on their actions. Charlie's best friend reacts irrational to things that have nothing to do with her, and doesn't seem to see the harm. If you like a small town, instalove romance, you may enjoy this book.
I really enjoyed this book. The little town is awesome with lots of great characters. It was her “home”, and he just didn’t understand. She was determined to make him see this town the way she does. The funny banter and sexy times begins!
If you like a story with some humor, angst, childhood loss that impacts the leads in adulthood, this book is for you! Both Sebastian and Charlie have had childhood loss that impact their adult decisions, but are slow to share that with each other. So after they fall in love, those childhood losses end up coming between them. Luckily, there is a happily ever after in their future with lots of good reading in between! A great read!
Lilian Monroe has teamed up with Mandy Michaels to start a new series. This one has some fun tropes like confusion regarding one of the main characters, a conflict that involves the community, nostalgia over historical landmarks and a couple who meet in a shocking way. Buckle up buttercup, these two are causing some sparks.
I absolutely love the vast majority of Ms. Monroe’s novels, but this time, she’s teamed up with a co-author, Mandy Michaels…and the result is the same. I ABSOLUTELY LOVE THIS NOVEL! These two authors have crafted a hot, pedal-to-the-metal story that kept me engaged and ravenous for more. As always with Ms. Monroe, the plot was believable, the humor was always around the corner, the characters and their motivations/behaviors believable, and the human insights left me wondering how she consistently digs into my soul to come up with stuff that sets me on my backside for a full 24 hours. The addition of Ms. Michaels was SEAMLESS! For all I know, the plot, humor, character development/evolution, and insights were hers. It amazed me to not realize when one author was “talking” and another took the “hand off.” That is an accomplishment to be applauded, because, in the past, I’ve usually been able to identify co-authors’ individual narrative voices. Not here. Their individual “voices” meshed so well as to be INVISIBLE. Brava, ladies! And, did I mention the Scoville unit of the heat between the two main characters – “Sebastian” and “Charlie”? Plus, the 0-to-60 beginning of the novel? Love it! Just absolutely LOVE IT! So, contemporary rom-com fans – do yourselves a favor and get your hands on this novel however you can. And, give a round of applause to such a successful collaboration of Ms. Monroe and Ms. Michaels. I’m hoping to see much more from these two!
